Brooklyn, N.Y.—The Chetrit Group and Clipper Equity will soon begin leasing 123 on the Park, a new seven-story, 119-unit rental development, located in the Prospect Park South area of Brooklyn.

“Our vision for 123 on the Park was to create a distinct boutique residential building with prominent character that respects the architectural integrity of this distinguished neighborhood,” J.J. Bristicer, Clipper Equity’ principal, says. “With the Lakeside rink and music hall having opened this past December in Prospect Park, as well as the fantastic Tennis Center right next door to the property, Prospect Park South continues to transform into a must-live neighborhood.”

Located at 123 Parkside Ave., and just steps from Prospect Park, phase I of 123 on the Park is a rehabilitation of the former Brooklyn Hospital Center with architecture designed by Karl Fisher & Associates.

This property features a mix of studios, one-, two- and three-bedroom apartments with modern interiors designed by Andres Escobar. Each unit includes natural hardwood floors, white lacquer kitchens, sleek modern bathrooms and washers/dryers in each apartment. Pricing for homes begin at $1,999 for a studio, $2,299 for a one-bedroom and $3,800 for a two-bedroom apartment.

Amenities include an attended lobby, state-of-the-art fitness center, gaming and resident lounges and a furnished roof deck overlooking Prospect Park.

The building is located in Prospect Park South, a neighborhood known for its tree-lined streets and turn-of-the-century architecture with Victorian homes and brick mansions. The neighborhood features easy access to Prospect Park and the almost completed Lakeside rink and music hall. It is also situated near a mix of restaurants, shopping and entertainment, as well as convenient transportation one block from the Q train.

The NYC brokerage house, aptsandlofts.com, has been retained as the exclusive leasing and marketing agent for the building.

“123 on the Park is one of the only full-service residential rental buildings overlooking Prospect Park,” David Maundrell, founder and president of aptsandlofts.com, says. “To be able to offer residents stunning unobstructed views of the park from their living rooms is very exciting and we expect this development to be one of the most sought-after in 2014.”
