Exclusive: Bader Snaps Up 228 Units in Downtown Dallas
Previous ownership wrapped up a decade-long hold period.

Bader Cos. has acquired The Arts, a 228-unit asset in Dallas from GF Properties Group, Yardi Matrix data shows. The seller wrapped up a hold period of more than one decade.
New York Life Insurance Co. issued a $39 million loan, while, according to SEC filings, Bader also sought to raise $9.5 million in equity.
Completed in 2010, The Arts encompasses one- to three-bedroom units averaging 894 square feet. The property was 93.9 percent occupied as of April, a JLL listing shows. Common-area amenities include a clubhouse, several lounges, a business center, a gym and a swimming pool, among other features.

Located at 2611 Ross Ave., the community is in downtown Dallas, where a growing swath of financial and corporate companies are setting up shop, bolstering demand for multifamily as employees start to pour in.
The city center provided other value-add opportunities. Earlier this year, Living Residential purchased Manor House, a 269-unit property that debuted in 1966, Yardi Matrix data shows. Harbor Group International, the previous owner, wrapped up an extensive overhaul in 2019.
Despite the solid downtown multifamily transaction activity, the Metroplex as a whole witnessed a sharp 25 percent year-over-year decline during the first eight months of 2026, with the investment volume landing at $2.1 billion, according to the data provider.
Bader’s latest Texas moves
Minneapolis-based Bader targets high-quality, well-located assets that trade at a discount to replacement cost, shielding from future development competition. The firm then applies value-add strategies for a substantial mark-to-market upside.
The company’s Lone Star State dealings reached Austin as well, with Bader acquiring Adair Onion Creek from Cortland earlier this year. Bader financed that deal through a Mesa West Capital debt fund.
