JV Tops Off Luxury Condo Project in South Florida

Rosewood Residences will bring 92 waterfront units to this beachside town.

Related Group and Dezer Development have topped off on Rosewood Residences Hillsboro Beach, a luxury condominium development that will deliver 92 waterfront units to Hillsboro Beach, Fla.

The project consists of a 10-story oceanfront tower with 70 units and a three-story Intracoastal-facing building with 22 units. Construction began in December 2024 and is expected to be completed by early 2027.

Homes will range from 2,800 square feet for a two-bedroom layout to 6,400 square feet for a five-bedroom. Unit pricing begins at about $6 million.

Amenities will include tennis, bocce, pickleball and padel courts, along with a private salon, game room, dog run, pool, spa and cocktail lounge. Residents will also have access to butler services, a concierge, a house car, in-residence dining and catering, and house management services, including cleaning, maintenance and pantry stocking.

Coastal Construction is serving as the project’s general contractor, while Arquitectonica is working as the architect and Studio Piet Boon is providing interior designs.

The project is taking shape at 1180 Hillsboro Mile in Hillsboro Beach, also known as “Millionaire’s Mile.” The site is about 5 miles from Pompano Beach Airpark and some 14 miles from Fort Lauderdale Executive Airport, both of which are popular private jet destinations.

Rosewood continues its residential expansion

Rosewood Residences Hillsboro Beach is one of several ultra-luxury residential developments underway from Rosewood Hotels & Resorts.

In September 2025, Rosewood Residences Turtle Creek, a 17-story 237-foot luxury condo development in Dallas, topped out. Developers USA Infrastructure Investments and SVAG are spearheading that project, which is expected to finish construction by summer 2026. The joint venture previously obtained a $97.5 million construction loan to secure completion.

Earlier in 2025, Rosewood Residences Beverly Hills opened and delivered 17 luxury units ranging from 3,000 square feet to over 7,000 square feet, according to Globetrotter. The firm is also developing Rosewood Residences properties in Miami and Naples, Fla., which are both scheduled to open in 2026.

Miami’s luxury market

The Miami region has seen several luxury condo projects take shape in recent years. Earlier in February, a joint venture between CMC Group and Fort Partners secured a $323.8 million construction loan for the development of Four Seasons Private Residences, a 70-unit luxury condo development in Coconut Grove, Fla. Bank OZK provided the financing for the project, which is expected to open in mid-2028.

In 2025’s largest South Florida financing deal, Dezer obtained a $630 million construction loan to develop the first Bentley-branded condo tower in Sunny Isles Beach, Fla. Designed by Sieger Suarez Architects in collaboration with Bentley Motors, the project is slated for completion in 2028. More than half of the residences have been sold, at a per-unit price of $37.5 million.
