Dezer Lands $630M for Bentley-Branded Condo Tower
This is the largest financing deal in South Florida so far this year.
Dezer Development has secured a $630 million construction loan to develop the first Bentley-branded condo tower in Sunny Isles Beach, Fla. Madison Realty Capital issued the note marking the largest financing deal in South Florida so far this year. Berkadia brokered the transaction.
Currently, site preparations and tower foundation are nearing completion. Designed by Sieger Suarez Architects in collaboration with Bentley Motors, the project is slated for completion in 2028, according to multiple sources. Already more than half of the residences have been sold, at a per-unit price of $37.5 million.
Bentley Motors, in partnership with REALM-Global, began planning the project in 2022. At the time, the condo tower was to become the tallest coastal residential building in the U.S.
Bentley’s proposal for upscale living
The ultra-luxury condo high-rise will feature 216 residences across 61 floors, connected by an elevator that will fit even the residents’ vehicles and transport them to their private sky garages. Community amenities are to include a whisky bar, cigar lounge, cinema, wellness spa, oceanfront pool deck, private restaurant, fitness center, yoga studio, heated swimming pool, spa center beauty salon and exclusive beach access.
The skyscraper will rise on a 2.3-acre site at 18325 Collins Ave., some 20 miles from downtown Miami. The location is within walking distance of Porsche Design Tower, the result of the collaboration between Dezer and another luxury car brand.
Berkadia Managing Director Scott Wadler and Director Alec Fox arranged the construction financing.
Alongside high-rises developed by car brands, a rising trend in the condo sector includes hotel-branded residences, such as The Ritz-Carlton Residences or Mandarin Oriental Residences. Drawn to the mix of high-end multifamily living and hotel-level amenities, buyers continue to see potential in these developments, both for their investment value and the resort-style experience.
