XFD Unveils IL Student Housing Community

In partnership with Lewis & Clark Real Estate, the company debuted the 428-bed, mixed-use 212 East, located in Champaign, Ill. The community will serve the students of the University of Illinois.

XFD Real Estate Partners, in partnership with Lewis & Clark Real Estate, completed 212 East, a mixed-use student housing development in Champaign, Ill., serving the University of Illinois’ students. The community is now open for the fall 2017 semester and residents are moving in. 

The 428-bed, six-story property offers the following floorplans ranging from 830 to 1,112 square feet:

  • two bed, two bath at $879 per month
  • three bed, two bath at $849 per installment
  • four bed, two bath at $779 per installment 

Sophisticated Design 

Apartment features include fully furnished spacious floorplans, washer/dryers, smart televisions in every living space and bedroom, queen sized beds, desk and chairs included, armoires, LED lighting, quartz countertops, waterfall edges, hardwood-style flooring, subway tile backsplashes, two refrigerators in the three- and four-bedroom units, floor-to-ceiling windows and garage parking. Internet, water, sewer and trash/recycling are the utilities included in the rent price. Residents have access to amenities such as a state-of-the-art fitness center, shared and private study rooms and lounges, an open community relaxation lounge, an outdoor courtyard with grilling stations, a coffee bar and 11,000 square feet of street level retail space.

212 East is located less than half a mile from the student union and is within close proximity to restaurants, nightlife, grocery shopping and classrooms. Located a few blocks over from 212 East, another student housing community serving the University of Illinois, 512 South Third St., was listed for sale by Marcus & Millichap for $31.8 million.
