Wood Partners LLC Announces 388-unit Alta Alameda Station Development

Wood Partners LLC has announced plans to build a 388-unit transit-oriented community in the historic Baker district of Denver. Alta Alameda Station will be built on over five acres of land at 275 Cherokee Street, west of S. Broadway. The community will be directly across from the Alameda Light Rail station, which provides access to downtown Denver in the north and Denver Tech Center in the south.

The project calls for the development of three four-story buildings at the former site of the Denver Studio Complex. The complex has been owned and operated by Lighting Services Inc. since 1988, which is relocating a few blocks away at 800 S Jason Street.

The Denver Studio Complex was used in the production of most of the 22 Perry Mason movies-of-the-week filmed in Denver, and Alta Alameda Station will preserve the legacy of the famed fictional defense attorney. The witness box, various artifacts and photos of Colorado’s film history will be incorporated in the design of Alta Alameda Station. Community amenities will also include a fitness center, a meditation room, secured parking and a business/office center.

Construction is scheduled to begin in early May and Alta Alameda Station is expected to be completed in early 2014, although the community will be open for lease in the summer of 2013.

The transaction was brokered by Steve O’Dell and Chris Cowan of Apartment Realty Advisors. Paul Bergner of PBA, John Norris of Norris Design and Billy Harris of Harris Kocher Smith form the design team of the project.

The Alta Alameda Station will not be the first project for Wood Partners in the region, as the real estate company recently developed the Alta Aspen Grove in Littleton and, as previously reported by Commercial Property Executive, is currently developing the Alta City House project adjacent to Union Station.
