Wood Partners Developing Orlando-Area Apartments

Wood Partners is developing Alta Citron, a 324-unit workforce-oriented apartment community located at 3020 Base Boulevard in Davenport, Fla. The community marks the latest development in Wood Partners’ Alta series of market rate and luxury multifamily communities. Pre-leasing will begin in the autumn of this year, with the first available for move-in in December.

Employment-centered offerings

After its completion and opening, Alta Citron will be sectioned into one-, two- and three-bedroom living arrangements. Community-wide amenities will include a pool deck with cabanas, firepits and hammocks and a screened gazebo overlooking the pavilion. Alta Citron’s indoor amenity spaces, located inside a central clubhouse, will include a fitness center, a lounge with a bar and billiards table, a co-working space with private conference rooms and a package shipping center.

Situated within a mile south of Interstate 4 and near U.S. Route 27, Alta Citron offers residents quick highway access and an easy commute to fast-growing employment hubs in nearby Orlando and Lakeland, cities located 27 and 22 miles away, respectively. According to an April 2023 Yardi Matrix report, Orlando’s year-over-year job growth rate of 5 percent sits at 110 basis points above the national average, with the leisure and hospitality, education, transportation and manufacturing industries accounting for a total of 50.3 percent of the city’s employees.

Development of Alta Citron marks Wood Partners’ seventeenth development in the Orlando area. Yardi Matrix data shows that the firm has an additional five ongoing projects totaling 1,734 units. In April, the firm opened Alta at Horizon West, a 348-unit garden-style community located in the city’s Winter Garden neighborhood.
