Wood Partners Breaks Ground on Denver Community

Wood Partners has broken ground Alta Mile High, a 216-unit apartment community located at 1450 Morrison Rd. in Denver. The company is expecting to start pre-leasing at the community at the end of 2024, before officially opening it in early 2025. The developer has tapped Studio PBA to design the community, while the Atlanta-based DEI is tasked with interior design. Kimley Horn will serve as the project’s civil engineer.

After its construction finishes, Alta Mile High will offer one-, two- and three-bedroom units ranging from 590 to 1,250 square feet. The apartments will feature stainless steel appliances, quartz countertops, tile backsplashes, 42-inch cabinets, custom wood style flooring and full-size washers and dryers. Wood Partners is also looking to incorporate a fitness center, office lounge, pool, spa, pet spa, rooftop deck and three separate amenity courtyards into the community. The community will be located just south of the city’s largest arena, Empower Field at Mile High, that serves as the stadium for the Denver Broncos, in addition to nearby cultural attractions such as the Ball Arena and the experiential art installation Meow Wolf. The community is within a few miles of downtown Denver and provides residents with nearby access to the I-25, as well as a five-minute walk to the closest RTD station.

For Wood Partners, the community is due to benefit from the ongoing work with the Broncos Stadium District Plan. The Denver City Council adopted the master plan in 2019, which looks to set in place new design standards and guidelines, an infrastructure master plan and rezonings. Wood Partners is expecting this master plan to bring new growth to the immediate area through new office, residential, hospitality and commercial development.

In the nearby town of Aurora, Wood Partners is also working on the 186-unit Alta Addison Court. In the Denver area, the company opened the nearby Alta Sloan’s Lake in Lakewood. Outside of The Centennial State, the developer opened the 372-unit Alta Star Harbor in Alameda, Calif. last month, having recently broken ground on the 330-unit Alta Cypress Springs in Cypress, Texas in November. The company’s portfolio includes more than 70 properties across the U.S.
