Watermark Residential Begins Kansas City Project

The garden-style community in Missouri’s fastest-growing county will feature 276 units.

Watermark Residential has acquired 23 acres of land in Kansas City, Mo., to develop a Class A, three-story, garden-style apartment community. The property will feature 276 units on the land, situated at 8101 Northwest Barrybrooke Drive. 

The location is in Platte County, Missouri’s fastest-growing county, which recently has witnessed twice the pace of population growth seen by the the nation as a whole.

The Element by Watermark will offer one-, two- and three-bedroom apartments. Features and finishes of the residences will include bar-kitchens with granite countertops, stainless steel appliances, walk-in closets and full-size washers and dryers. Among the high-profile common-area amenities will be a swimming pool with cabana. The apartment community is scheduled to be completed in November of next year. This development follows the company’s announcement of a new Huntsville, Ala. apartment community last month.

Supply shortage

Located just east of heavily-traveled north-south thoroughfare Interstate 29, The Element by Watermark will give residents access to major Kansas City job centers as well as to the Kansas City International Airport. The location is steps from the new Edgewood Farms retail center that features a movie theater, fitness center and multiple dining options.

With the exception of the company’s own Watermark at Tiffany Springs, currently in lease-up, no other apartment communities are currently under construction in the submarket. Given the Kansas City metropolitan area’s swift growth, the region is seeing a dearth of new quality apartments to meet demand. This makes the area ideal for development by Watermark Residential, which focuses on developing new communities in areas with swift job expansion, growing rental demand and barriers to new apartment development.
