The Victor, located at 15th St. and Highland Avenue in the Biltmore area of Phoenix, features 37 condominiums and is expected to open in the summer of 2009.The Victor contains one and two-bedroom condos, as well as live/work units, units with private garages, and units with private yards. Designed by [merz] project Architecture+Urban Design, the Victor will feature a variety of sustainable and green building materials and finishes to achieve Leadership in Energy and Environmental Design (LEED) Silver certification for environmentally sensitive building quality.“The distinguishing aspects of the Victor will attract a diverse community of future residents,” says Jason Bruckal, vice president of marketing for BRG. “Sustainability in design and construction, coupled with the variety of plans offered, appeal to every person looking to make a transition into the urban lifestyle in Phoenix.”    All construction will be overseen and executed by Urban Edge Builders. The Victor includes several LEED features such as Xeriscape landscaping, an innovative shading system, recycled carpets, Energy Star appliances, dual-flush toilets, built-in non-toxic pest control and many other innovative ideas.The exterior of the Victor has underground, secure parking and storage; distinctive “V” supports, overhead walkways and interior courtyard spaces with directed natural light; innovative composite lumber shading on the south and west sides of the building; designated property access for live/work units and ambient lighting along exterior walls.The condos range in size from 1000 to 2,160 sq. ft.
