Upstate New York Self Storage Portfolio Sells

Store Your Stuff, a two-property, 83,550-square-foot self storage portfolio located in Clay and Baldwinsville, N.Y., has changed hands. Yardi Matrix data shows the owner was a private individual. The assets were acquired for $2.5 million, and the buyer was a private entity linked to A-Verdi Storage Containers, according to Onondaga County records.

The Baldwinsville asset is the largest at 40,612 square feet and was built in five phases, between 2004 and 2015. The facility encompasses 12 buildings across 5.2 acres and offers a mix of non-climate and climate-controlled units, ranging from 50 to 200 square feet. Located at 7443 Van Buren Road, in Baldwinsville, N.Y., the property is one of the four facilities available within a 3-mile radius, offering residents 7.6 rentable square feet per capita.

Store Your Stuff, Clay, N.Y.

The Clay asset was completed in 2018 and offers 33,625 rentable square feet. The facility encompasses nine buildings across 6.6 acres and offers non-climate and climate-controlled units, ranging from 50 to 200 square feet. Located at 8530 Henry Clay Blvd., it is one of the five facilities available within a 3-mile radius, offering residents 12 rentable square feet per capita.

Investment specialists Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller and secured the buyer for the 748-unit transaction. First Vice President John Horowitz assisted in closing the deal.

Just this week, the brokerage firm also facilitated the transaction of a 1,326-unit storage facility, acquired by Public Storage.
