Tampa–Twin Creeks Senior Living, a senior living community, recently broke ground near Tampa. The 80-unit community is expected to open in early spring of 2017.

Enriched Community Development LLC (ECD), a developer of senior living communities, closed on the construction financing in March. ECD is a partnership between Tom Dentinger, a local senior living developer, and North Carolina-based Retirement Living Associates Inc. (RLA), which manages and develops several different types of senior living communities throughout the Southeast. An investment group headed by Robert Gries, Jr., founder and managing director of Gries Investment Funds is an equity partner in the project. RLA will oversee management of the community once Twin Creeks is complete.

“The design of Twin Creeks will allow each resident to have the individual attention they deserve. We are excited for this community to come to this area,” said Dentinger in prepared remarks.

The two-story building will include 80 apartments—in a combination of 58 assisted living units and 22 memory care units—featuring suites, studios, and one-bedroom apartments in addition to common area spaces, as well as outdoor living and exercise areas. Twin Creeks will also offer a variety of dining options, various gathering spaces for activities and events, and a spacious library with a fireplace.

“Our philosophy in retirement living is to ensure that our residents not just thrive in their new home. We want to help each resident truly enjoy this next chapter in their life,” said David Ammons, president of Retirement Living Associates Inc.

Twin Creeks Senior Living will be in close proximity to the River Springs Town Center, near the FishHawk Ranch master-planned community.

Construction is expected to be completed in approximately 11 months. Beverly-Grant Inc., an award winning design-build firm that specializes in healthcare construction, is the general contractor.
