Tryko Partners Expands Greater Philadelphia Portfolio

The company purchased a two-facility asset providing skilled nursing and personal care services in Springfield, Pa., its fourth investment in the region.

Tryko Partners has purchased Harlee Manor and Springfield Commons, a two-property skilled nursing and personal care campus totaling 173 beds in Springfield, Pa., and rebranded it as Springfield Enhanced Senior Living.

The property adds to the company’s greater Philadelphia portfolio which also includes two skilled nursing facilities in Philadelphia and one in Yeadon, Pa. M&T Bank provided the buyer with acquisition financing.

Situated on more than six acres at 463 W. Sproul Road, Springfield Enhanced Senior Living consists of Springfield Rehabilitation & Healthcare Center, the 84-bed component specialized in nursing, rehabilitation, respite and dementia care, and Springfield Crossings, the component providing personal care services. Marquis Health Services will operate the facility that will undergo physical plant upgrades and specialty care programming improvements worth $2.5 million.

The property is some 3 miles west of the city center and 19 miles west of downtown Philadelphia, across from Springfield Country Club. Springfield Hospital is approximately a mile south.

During the last four months, Tryko has made a series of investments across the U.S. In February, the company closed on a three-property skilled nursing portfolio totaling 563 beds in Virginia.
