TruAmerica Adds to Its Vegas Multifamily Portfolio
Parkway Townhomes in Henderson, Nev., is the company’s 15th acquisition in the area.

TruAmerica Multifamily has expanded its Nevada multifamily portfolio with the acquisition of Parkway Townhomes in Henderson, a suburb of Las Vegas. The community is situated in the Green Valley area at 2675 Windmill Parkway and comprises 234 townhomes. The identity of the seller and the purchase price could not immediately be learned.
The acquisition marks TruAmerica’s 15th active property in the Las Vegas MSA. CBRE’s Spence Ballif, Adam Schmitt and Jannie Mongkolsakulkit represented the seller.
Parkway Townhomes was built in 1995 and features unique, spacious two- and three-bedroom units with 9-foot ceilings and direct-access garages, a desirable low-density site plan and resort-style amenities.
The property underwent over $3 million of renovations under previous ownership. TruAmerica plans to continue the unit interior renovation program and complete additional common area enhancements.
Central Vegas area location
Henderson has the highest average submarket occupancy in the Las Vegas Valley at 94.1% and the second-highest absorption of all Las Vegas submarkets in 2023. The average household income in Green Valley is $120,000, or roughly 23% higher than the Las Vegas metro average. Parkway Townhomes is minutes from the Las Vegas Strip and Harry Reid International Airport, until recently known as McCarran Airport. Many shopping centers are located nearby.
