Trammell Crow JV Lands $75M Refi for Denver Community

The 250-unit luxury property came online last year.

A joint venture between Trammell Crow Residential and Cigna has obtained $75 million for the refinancing of One Seven at Belleview Station, a 250-unit luxury multifamily property in Denver. JLL represented the borrowers in arranging the three-year, floating-rate loan though a national life insurance company.

The note will retire the original bank construction loan. In March 2021, the developer took out a $59 million loan from Bank of America, according to Yardi Matrix information.

The recently completed community is at 4882 S. Newport St., less than 13 miles from downtown Denver. The property is close to Interstate 25 and several dining destinations, while the Denver International Airport is 26 miles away.

The 17-story building comprises one-, two- and three-bedroom floorplans, as well as a penthouse option, ranging between 524 and 1,985 square feet. The high-rise also has more than 7,000 square feet of ground-floor retail space.

Common-area amenities include a rooftop swimming pool with deck, remote work center, clubroom, wellness center, bike storage and theater room. Additionally, the community has a pet spa, entertainment kitchen, billiards and meeting rooms.

JLL Capital Market’s Debt Advisory Senior Managing Director Leon McBroom and Managing Director Mark Erland led the team representing the borrower.

Trammell Crow Residential’s growing inventory

Trammell Crow Residential has built more than 290,000 units over 45 years. The company was also on our top multifamily developers list, placing third with more than 12,000 units under construction as of June 2024.

In July, the company broke ground on a 220-unit property in Worcester, Mass., under the Alexan brand. The community is scheduled to come online this quarter.

Earlier last year, Trammell Crow obtained $81 million in joint venture equity to develop Alexan Pena Station, a 578-unit project in Denver. The two-phase development will feature 12 buildings.
