These are the top five largest deals for the multifamily sector in New York City, collected by PropertyShark.

Sale Price: $80 million

L+M Development Partners has sold Dunwell Plaza, a 15-story fully affordable housing building in Washington Heights. Phoenix Realty Group bought the property together with Nuveen Real Estate.

The mid-rise includes 183 units with an average unit size of 979 square feet, as well as 3,000 square feet of office space.

Sale Price: $30.1 million

Kings Capital and real estate management professional Peter Pecora have acquired a 17-story residential building in the Financial District. New York Presbyterian Hospital sold it after vacating the asset nearly a decade ago.

Derby Copeland Capital issued a $20.3 million loan.

The property dates back to 1973 and includes 96 units with an average unit size of 879 square feet. It was used by the seller as a staff residence hall.

The buyer plans to convert the asset into a 108-unit multifamily building with retail space, according to The Real Deal.

Lightstone Group has purchased the 172-unit Upper West Side property from Pinnacle Group. The buyer also picked the building’s lease rights and a 50 percent ownership stake on the land site, bringing the total deal to roughly $88 million, according to Commercial Observer.

The 2001-built residential property rises 15 stories and includes an average unit size of 774 square feet, as well as a 600-square-foot office suite.

T30 Capital has sold the 51-unit multifamily building in the borough’s Williamsburg neighborhood to a private investor in an all-cash deal. The asset previously traded for $39.5 million in 2016.

The 1931-built property rises three stories and features an average unit size of 1,043 square feet.

The Amirian Group has bought the nine-unit residential building in Lenox Hill from a private seller.

Maxim Credit Group originated a $30 million financing package consisting of two mortgages and an extended loan.

The historic asset was formerly known as the James P. Warburg Mansion and now serves as a multi-apartment property with units averaging 1,125 square feet. In 2020, the Landmarks Preservation Commission approved the conversion of the 11,245-square-foot, five-story building into a luxury mansion. The buyer will pursue the approved project turning the property into a single-family townhouse with eight bedrooms, according to Patch.

Sale Price: $18.7 million

An entity affiliated with Willowick Properties sold the 36-unit West Village property to a private buyer. Hanover Community Bank originated an $18.7 million financing package consisting of a gap mortgage and consolidated note.

The six story-building dates back to 1910, was last upgraded in 2015 and features an average unit size of 630 square feet.
