Thompson Thrift is planning to start construction on its latest luxury community in Florida, The Hadley in North Port, Fla., later this month. Residents are expected to move in in late 2024.

The rental villa community will have 268 units in one-, two- and three-bedroom floorplans that will be built with 10-foot ceilings, hardwood-style flooring, walk-in closets, private yards, detached garages, washers and dryers, high-speed internet access and smart thermostats. The community’s amenities will include a 24-hour fitness center, pool, pickleball court, dog park, pet spa, coffee bar, grilling areas and billiards and shuffleboard areas.

Located at 3000 S. Sumter Blvd., The Hadley will be adjacent to the Heron Creek Towne Center shopping center which includes Publix, Walmart and many other retail and restaurant options. Being next to Interstate 75 and U.S. Highway 41, residents will have a short commute to larger cities along Florida’s west coast, including Tampa and Fort Myers. Major employers in the area include Sarasota Memorial Health Care, Sarasota County School District, ShorePoint Health Port Charlotte and PGT Innovations.

Breaking into the Sarasota market

Along with The Hadley, Thompson Thrift is now up to 13 communities in Florida, as well as three communities in the North Port-Sarasota-Bradenton metro. Earlier this year, the company broke ground on The Concord, a 257-unit luxury community in Sarasota, Fla., which is expected to open in fall 2024. Outside the Sarasota market, Thompson Thrift started pre-construction development on Standard441, a 300-unit luxury community in Lady Lake, Fla., a suburb of Orlando.

Overall, the company has developed more than $4 billion of ground-up developments across the Midwest, southeastern and southwestern regions of the U.S. Its portfolio includes traditional multifamily communities, as well as townhouse-style communities and luxury villas like The Hadley. More recently, the company announced plans to break ground on Refinery at Pointe17, a 224-unit luxury community in Phoenix.
