Thompson Thrift Sells Colorado Springs Property

The company nonetheless continues to expand its footprint with eight new developments targeted for 2024.

Thompson Thrift has sold Apex, a 360-unit, Class A community in Colorado Springs, Colo. The property, completed in March 2023, is half a mile east of Powers Boulevard off of Woodmen Road.

The 20-acre site offers 11 three-story garden-style buildings with 129 detached garages. Apex features a fitness center, business center, clubhouse, pool and spa, Yardi Matrix data shows.

Luxury one-, two- and three-bedroom homes average nearly 1,000 square feet and include gourmet bar kitchens with quartz countertops and tile backsplashes, full-size washers and dryers, walk-in closets and stainless steel and energy-efficient appliances.

Apex is 20 minutes northeast of Downtown Colorado Springs and adjacent to the St. Francis Medical Center, a 195-bed full-service hospital. Residents are nearby major employers, retailers and dining and entertainment options. Located at 7295 Ascent View, Downtown Denver is some 65 miles north.

At the time of the sale, the community was 89 percent occupied, according to the same Yardi Matrix data. Matt Barnett, Jake Young, Taylor Payne and Emilie Brady of Walker & Dunlop brokered the sale.

Thompson Thrift’s active year

Thompson Thrift has been busy this year with no sign of letting up. The company continues to expand its footprint with eight new residential developments targeted for 2024, including new markets in Georgia, Utah and Idaho.

Thompson Thrift has announced plans this month to develop The Logan, a Class A multifamily community in Nampa, Idaho, some 20 minutes southwest of Boise. The company expects to commence construction this month and complete the 264-unit, three-story development in the winter of 2026.

In July, Thompson Thrift stepped into Jacksonville, announcing it would develop Terrassa, a 324-unit luxury community in St. Augustine, Fla., a Jacksonville submarket. The company plans to break ground on the project this month, with completion scheduled for the fall of 2026.
