Thompson Thrift Breaks Ground on 2nd Boise-Area Project

The luxury development is set to receive its first residents in 2028.

Thompson Thrift has kicked off construction on The Highline, a 300-unit luxury project in Nampa, Idaho. First move-ins are expected early 2028.

The capital stack will include equity from Thompson Thrift 2026 Multifamily Development LP. The investment vehicle launched in October 2025 and closed with $222.2 million raised from 408 investors in February 2026, according to an SEC filing. The partnership engages in a build-lease-sell model, capitalizing projects that are 58 to 65 percent debt-leveraged, its offering preview shows.

Floorplans call for one- to three-bedroom layouts that will average 1,100 square feet, featuring private entrances and smart-home technology. Community amenities are set to include a gym, conference space, bike storage, heated swimming and lap pools, as well as a 24-hour social hub including billiards and shuffleboard, among others.

Located at 16761 N. Idaho Center Blvd., the site is within East Ranch, a 134-acre, master-planned development set to include residential and commercial space. Downtown Boise, Idaho, is roughly 18 miles east.

Major employers such as HP, Boise State University and Albertsons continue driving multifamily demand across the market. What’s more, Boise-based Micron set out to expand its base of operations through a massive $50 billion investment that’s slated to create one of the cleanest fabs in the world.

Thompson Thrift is positioned to capture some of that demand as The Highline marked its second development in the metro. Earlier this year, the developer completed its first project in the market as well as in the state, a 264-unit community about 7 miles from The Highline’s site.

Some of the largest multifamily developers have already expanded into the market. Last year, Alliance Residential Co. brought online its first community in the metro, a 334-unit property in Boise dubbed Broadstone Saratoga.

The market’s housing stock is on track to expand through affordable housing as well. Just last month, Dominium acquired land in Caldwell, Idaho, to construct Wilson Creek, a 251-unit, income-restricted development, marking the firm’s first project in the state.
