Anaheim, Calif.–SARES•REGIS Group’s The Crossing apartment property in Anaheim, Calif. has officially achieved LEED Gold certification from the U.S. Green Building Council. The nine-month-old, transit-oriented development now holds the distinction of being the first apartment property owned by a privately held development company to earn the LEED Gold designation.
Located at 3530 E. La Palma Avenue in Orange County about 15 miles northeast of Los Angeles, The Crossing occupies 5.2 acres across from a Metrolink station. The luxury apartment community’s very position within close proximity to public transpiration helped earn the LEED Gold rating, as did its location on an urban infill/reuse site. Other factors that paved the way to certification include the developer’s use of green building materials and donation of excavated sandy soils during construction.
SARES•REGIS spent approximately $107 million to develop the luxury apartment community, which is currently 92 percent leased. SARES•REGIS does not have hard-and-fast statistics on just how many lease decisions were made based on The Crossing’s green features, but the company believes it is likely that the property’s sustainable elements played some sort of role in attracting tenants.
“What we are finding in general is that renters are recognizing the commitment to green building, and LEED certification is well known,” Mike Winter, senior vice president of multifamily development with SARES•REGIS, tells MHN. “We’re certain that the green features are appreciated by the rental community.”
