Terwilliger Pappas, Clarion to Develop $64M Nashville Community
Terwilliger Pappas Multifamily Partners is making its debut in Nashville with the upcoming development of a 271-unit apartment community in North Gulch.

Nashville, Tenn.—Terwilliger Pappas Multifamily Partners and Clarion Partners are teaming up to develop a 271-unit apartment community in Nashville’s North Gulch neighborhood. Construction on the $64 million community, named Solis North Gulch, will begin within a month.
Terwilliger Pappas chose the site at 600 11th Ave. because the location “is going to be attractive to a wide range of residents,” said John Bell, city partner for Terwilliger Pappas. “The Gulch has always been a vibrant area, and it’s exciting to see the commercial growth that is happening there.”
Commercial neighbors include two subsidiaries of hospitality giant HCA Holdings Inc. in the West End Summit office towers and the $500 million mixed-use development called Capital View. LifeWay Christian Resources’s new headquarters is also under construction nearby.
Citizens Bank of Providence, R.I., is providing construction financing for the project. The completed property will be a five-story structure over two levels of parking, and is expected to take two years to complete. The first apartments and amenities should be delivered by late 2017.
Terwilliger Pappas purchased the 3-acre site for $10 million from AT&T, which the company used as a work center and garage, according to local reports.
Amenities will include a rooftop clubroom and terrace with a resort-style pool, fitness center and a pet park. The Preston Partnership is the architect and interior designer, and Littlejohn is the landscape designer and civil engineer for the project. Construction Enterprises Inc. is the general contractor.
Terwilliger Pappas is making its debut in Nashville with this project, as its focus has been on other major southeastern markets, including Atlanta, Charlotte, N.C. and Raleigh-Durham, N.C. Recently completed projects include Solis Sharon Square in Charlotte, N.C. and Solis Downwood in Atlanta. The company is keeping busy, currently developing five communities, including: Solis Parkview in Atlanta; Solis Dilworth, Solis Ballantyne and Solis Waverly in Charlotte, N.C.; and Solis Ninth Street in Durham, N.C.
