Terra Group Plans for New Residential Towers in Coconut Grove

Miami—Terra Group, a Miami-based real estate development company, is planning to build Grove at Grand Bay, two luxury towers nestled in Coconut Grove comprising 96 units. The residential buildings are expected to be certified LEED Silver.

The development is situated on the former home of the Grand Bay Hotel at 2675 South Bayshore Drive. When completed, Grove at Grand Bay will rise 20 stories, allowing for sweeping views of Biscayne Bay, Key Biscayne, Coral Gables and downtown Miami.

“We are not aware of another residential building in Dade County that is LEED certified, and we feel that’s important,” David Martin, Terra Group’s president and COO, tells MHN. “These buildings are very small in density. The first building has 58 units and the second building has 38 units, so what happens is you have a lot more privacy and are able to enjoy the property much better than some of the more urban mix-used buildings in the area.”

Landscape architect Raymond Jungles, along with the Bjarke Ingles Group are collaborating on the condominium’s design.

All units will contain 12-foot ceilings, floor-to-ceiling glass on all exterior walls, full-length sliding glass doors leading to the terraces, a wraparound balcony, Italian designed kitchens, Miele appliances, Dornbarcht fixtures and much more.

“The 12-foot ceilings are unique. Most of the high-end buildings that we have benchmarked against have had a 10-foot high ceiling as a maximum height,” Martin says. “In this project, every unit will at least have 12-foot clear. The volume of the space will be much more enjoyable.”

Additionally, each corner and penthouse residence will be outfitted with staff quarters and private elevator access will be available to all individual units.

“The building does twist, moving three feet at every elevation,” Martin says. “The reason for that was to maximize the views and I think that’s a huge attribute to the project.”

Community amenities include a wellness spa, state-of-the-art fitness center, private chef, clubroom, pet spa service, a ground floor pool, a roof-top pool, 100 bike spaces and a private garage. There will also be a resident manager and property manager on staff.

The towers are nearby some of South Florida’s most famous landmarks, as well as the Miami airport, downtown Miami, Miami Beach and Coral Gables. It’s also walking distance to Coconut Grove’s bustling center area lined with fine restaurants, cafes, art galleries and boutiques.

“A new residential tower in the Coconut Grove neighborhood is also unique because during the whole real estate boom you really didn’t see much development in Coconut Grove,” Martin says. “This is such a special location with the parks and schools, retail and accessibility to downtown.”

Terra Group will begin construction for Grove at Grand Bay in the fourth quarter of 2012 with slated completion in the third quarter of 2014.
