MHN pinpoints which features rank highest in today’s multifamily market.

MHN again teamed up with research and consulting services firm Kingsley Associates to discover which technology amenities are most desired in today’s electronics-reliant and Internet-savvy renter population. While there was some variation, it appears that the ability to perform various tasks—such as paying rent, putting in maintenance requests, etc.—online was the most appreciated. Having a one-stop portal for all needs and basic communication leaves residents at ease with all aspects of the lease and reinforces a positive impression of management that could very well lead to a renewal.

“I used to easily be able to pay rent online. We were initially promised with the new ownership we’d be able to do the same after the first month. Here I am three months later, and I still can’t pay online.” —Glendale, Colo.

“Is there a phone app or faster way to request maintenance?” —New York City

“The Internet is incredibly slow at night and the router isn’t large enough to support all residents, so at times some residents can’t access the Internet at all.” —College Park, Md.

“It is inefficient to have to go back and forth between two different websites in order to report a service request, pay rent, assign access to guests and read package notifications [and] other messages.” —New York City

“I don’t get to check the website often, so it would be great if we could opt in for email newsletters/updates that come more frequently regarding community events, offers, etc.” —Irvine, Calif.

“I think setting up a Facebook page would be a great way for members of the community to connect and meet each other. As a single, working, commuting mom, I don’t usually have time to physically meet the people in my neighborhood.” —Temecula, Calif.

“Although being able to pay rent and utilities online is convenient, I refuse to pay a fee to do so.” —Philadelphia

“When asked about something, management quickly prompts us to go online to fill out a request, which sounds to me like ‘go away.’ Why does management exist if everything is to be done by computer?” —Plano, Texas

“Electric cars are coming. You need to look into providing outlets for tenants. It wouldn’t be that difficult or that expensive.” —San Mateo, Calif.

“WiFi provided free of charge to all occupants is something I, along with other occupants, [am] sure would be greatly appreciated, especially while lounging poolside.” —Wilmington, N.C.
