Tarantino Properties Sells Texas Student Housing Community
The property is fully occupied for the 2026 academic year.

Tarantino Proprerties has sold Edge on Washington, a 141-unit, 341-bed student housing community in Stephenville, Texas. Colliers brokered the deal.
The buyer, an undisclosed multifamily developer, viewed the acquisition as an opportunity to achieve development-like returns without assuming construction risk. The community is fully occupied for the 2026 academic year and includes a partial master lease with Tarleton State University.
Located at 1316 W. Washington St., the property is directly across from Tarleton State University and close to Tarleton State Baseball Stadium. Stephenville’s city center is within 1 mile.

Tarleton’s strong fundamentals attract investors
Student housing investment remains active, though deal flow continues to vary by market and asset quality. Recent student housing trends show capital favoring properties either near major universities or in communities with strong occupancy, healthy rent growth and other resilient operating fundamentals.
Tarleton State University’s enrollment reached a record of more than 28,000 students in fall 2026, up 113 percent from fall 2019, according to the university, but has only 4,202 on-campus beds. Another 1,887 beds serve students off campus, including those at Edge on Washington.
The school also enrolled more than 3,400 first-time-in-college students, a 12 percent increase from fall 2025, while graduate enrollment rose 14 percent year-over-year. The gains marked Tarleton State’s seventh consecutive year of enrollment growth, further supporting demand for student housing in Stephenville.
