Summit Breaks Ground on 2 Florida Communities
The projects in Jacksonville and Tampa have the same expected completion of early 2022.
Summit Contracting Group has broken ground on two Florida communities. The contractors began construction on Southbank Urban Residences in Jacksonville and The Independent in Tampa, Fla.
Summit has started site work, utility work and ground improvements for Southbank Urban Residences, the 263,519-square-foot multifamily development on a 2.9-acre site. Located at 841 Prudential Drive in Jacksonville, the eight-story luxury apartment community will house 185 units in studio, one-, two- and three-bedroom floorplans. The buildings’ amenities include a parking garage, a clubroom, a fitness center, a dog walk area, a mail and package center, a game room, direct access to Riverwalk and a swimming pool on the fourth floor that overlooks the nearby St. Johns River.
Zach Graham, division manager at Summit, said in prepared remarks that the company has been planning the project for nearly a year and collaborated with many stakeholders. Graham told Multi-Housing News that Southbank’s entrance drive has to be constructed through an existing office complex and the nearby Baptist Medical Center is also conducting a major campus extension. Graham also told MHN that they coordinate with all the office and medical tenants to coordinate utility and street work as well as working with the City of Jacksonville.
Southbank was designed by Niles Bolton Associates and is being developed by Ventures Development Group with an expected completion in early 2022.
Further south in Florida, Summit also began the ground work for The Independent, a 275,000-square foot project in Tampa. The six-story community will have 288 units and a mezzanine level of two-story loft apartment units. The Independent’s amenities will include a fitness center, a clubhouse, bike storage and a swimming pool with a lounge area.
The Independent will also be a part of a master-planned development called Encore! in Tampa. The mixed-use neighborhood will include residential communities, like The Independent, and senior housing communities alongside public art installations, a museum of the local history and the nearby Perry Harvey Park.
The Independent is expected to be completed in the same time frame as Southbank in early 2022. The project team included Wilder Belshaw Architects and Transwestern Development Co.
DEVELOPING AROUND FLORIDA
Alongside Southbank, Summit is also working on six other multifamily projects in Jacksonville as the general contractor including The Reserve at Oakleaf, Volaris West Kernan, The Menlo (apartments of eTown), Fusion, Lofts at Brooklyn and The Waves. In Tampa, Summit’s active projects include Novel Midtown Tampa and The Reserve at Venice, as well as The Independent.
Summit also completed a 300-unit luxury community under the Volaris brand name in Sarasota, Fla. The Tampa-area development broke ground in the first quarter of 2018 and completed the project in August 2019.
