Subtext JV to Develop 784-Bed Student Housing in Kentucky
The project is taking shape in a Qualified Opportunity Zone.

A joint venture Subtext and Clarion Partners is preparing to break ground on VERVE Lexington, a 784-bed student housing development located adjacent to the University of Kentucky in Lexington, Ky. The company anticipates completion by summer 2028, in time for the 2028-29 academic year.
Southern Building Group is the property’s general contractor, KTGY is serving as architect and interior designer and EA Partners as civil engineer. Pacific Life financed construction.
Taking shape in a qualified opportunity zone, the VERVE Lexington includes 275 units with one-to-four-bedroom layouts. There will also be a publicly accessible coffee shop integrated into the community’s lobby.

The community will have more than 19,000 square feet of indoor amenity space and over 15,000 square feet of outdoor areas, including a second-floor terrace with a pool and clubroom, study environments, in addition to well as fitness and wellness spaces. Besides its proximity to the UK campus, the community will be located approximately one mile southeast of downtown Lexington.
In January, the company broke ground on VERVE College Station, which will include 1,193 beds in 392 units near Texas A&M University.
Student housing shows strong fundamentals
Student housing preleasing for the 2026-27 academic year reached 52.3 percent in January, ahead of the final January 2025 estimate of 45.6 percent, according to Yardi Matrix’s most recent student housing national report. On the demand side, fall 2025 enrollment at 184 of the 200 universities that Yardi Matrix tracks reached 4.9 million students, up 1.8 percent year-over-year.
Developers are still quite interested in the property type. In March, Endeavor Real Estate Group started work on the 1,009-bed Juniper in Fayetteville, Ark., the company’s first project in that state. The student housing community, serving the University of Arkansas at Fayetteville, is slated for completion in the summer of 2028.
In another project started in March with a 2028 delivery date, a joint venture between LV Collective and Harrison Street Asset Management is building Rambler Clemson, a 749-bed student housing project in Clemson, S.C. The property will serve students of Clemson University.
