Harrison Street JV to Develop Student Project
The South Carolina community will come online in 2028.

A joint venture between LV Collective and Harrison Street Asset Management is developing Rambler Clemson, a 749-bed student housing project in Clemson, S.C. QuadReal provided construction financing for the development.
Completion is scheduled for 2028. The community marks LV Collective’s entrance into the Clemson University market.
Partners on the development include architecture firm Niles Bolton and general contractor Juneau Construction Co. Varian Collaborative serves as interior designer.
The 227-unit Rambler Clemson will rise along College Avenue, within walking distance of the Clemson University campus and the downtown area.

The mid-rise will comprise studio and one- to six-bedroom floorplans. The community is expected to be the only one to have six-bedroom layouts in downtown Clemson.
The project will also have ground-floor retail space. Common-area amenities are set to comprise a coffee shop, coworking space with private study rooms, multisport simulator, clubroom and social lounge, as well as a rooftop swimming pool with decks. Other features include a fitness center, yoga studio and a wellness lounge with sauna and cold plunge.
As capital returns selectively, student housing demand is becoming more concentrated and increasingly tied to enrollment patterns—an ongoing shift influencing both investment strategy and development priorities. Markets with strong enrollment growth and limited new supply are drawing the most attention, according to the latest student housing development trends.
Harrison Street and LV Collective’s past deals
This isn’t the first time the two companies have teamed up on a student housing project. Just last year, the duo partnered once again for the development of another Rambler-branded community, this time in Blacksburg, Va. The 862-bed project will also come online in 2028.
In June, the two companies also announced plans for Rambler College Park, a 1,003-bed development serving the University of Maryland. That property is scheduled to come online in the fall of 2027.
