Subtext JV Kicks Off Texas Student Community

The seven-story building is the first phase of a 1,738-bed project.

A joint venture between Subtext and Larson Capital Management has broken ground on EVER, a 176-unit, 545-bed student housing community in College Station, Texas. The seven-story building is set to come online in the summer of 2027.

The seven-story property is the initial phase of a 1,738-bed project first announced in March. The second phase, dubbed VERVE, will comprise 382 units with 1,193 beds, as well as 882 parking spaces, and is set to come online in 2028. OHT Partners is the general contractor.

Rising at 401 Stasney St., the property will be within the Northgate Entertainment District and roughly two blocks from the Texas A&M University campus. Easterwood Airport will be 3 miles away.

The mid-rise will include floorplans ranging from studios to five-bedroom units. The community will include open lounges, study rooms, meditation rooms and a coffee bar.

Amenities are also set to include a mini market, sauna, multi-sport simulator, indoor/outdoor bar and kitchen, along with outdoor fitness spaces and a swimming pool with cabanas and sky lounge with spa, a game lounge and grilling stations.

Since its inception, Subtext has completed 19 student housing properties with more than 10,000 beds, totaling north of $1.6 billion. In June, the firm announced plans for its first Arkansas student housing project. VERVE Fayetteville will comprise 845 beds and is set to come online in 2027.

Texas A&M inventory holds steady

Texas A&M University had 1,451 bedrooms under construction as of March, ranking in the top 10 school markets for student housing construction. The underway inventory accounted for almost 2 percent of its student population.

Earlier this year, Pinecrest broke ground on The Penny on College Main, a 605-bed student development that will serve the university. Set to come online in 2027, the community will rise 20 stories.
