Pinecrest Kicks Off Texas Student Housing

Leasing at the community will start next fall, with move-ins scheduled for summer 2027.

Pinecrest has broken ground on The Penny on College Main, a 199-unit, 605-bed student housing community in College Station, Texas. Leasing at the future property will start next fall, with move-ins scheduled for summer 2027.

Partners on the project include architecture firm Rhode Partners and Rhode Interior Design, along with general contractor Rycon Construction Inc. Mitchell & Morgan serves as civil engineer.

CIBC USA and First Bank of Chicago provided the construction financing. In January, the firm took out a $76.5 million loan that matures in 2029, according to Brazos County public records.

Preleasing at the Texas A&M University reached 53.2 percent at the end of January, according to the latest Yardi Matrix student housing report. This marks an 80-basis-point decrease year-over-year. During the same month, the school had 32,812 completed beds, with another 578 underway.

A student housing project close to the campus

Located at 415 College Main, the community will include 12 residential stories above eight levels of parking and will be within walking distances of the Texas A&M University at College Station campus. Easterwood Airport is 3 miles away, while downtown College Station is 2 miles northeast.

The 20-story community will comprise one-, two-, three-, four- and five-bedroom floorplans, as well as townhouse units. Apartments are set to have bed-to-bath parity, full kitchens, washers and dryers.

Common-area amenities will include multiple individual and group study spaces on residential floors, a swimming pool, pickleball court, fitness center and a pet washroom. The community will also have a relief area and EV charging stations.
