Subtext JV Plans Texas Student Housing
Two buildings will serve students at Texas A&M University.

National real estate firm Subtext and equity partner Larson Capital Management have announced plans to develop two student housing developments in College Station, Texas, serving the students of Texas A&M University. The two-phase process will develop EVER and VERVE College Station in the Northgate Entertainment District.
Situated at 401 Stasney St., the seven-story, 384,788-square-foot EVER College Station will provide 176 units containing 545 beds, along with 420 parking spaces. Across the street at 311 Stasney St., VERVE College Station will be a 21-story property featuring 382 units containing 1,103 beds as well as 882 parking spaces. Both properties will offer floor plans that extend from studios to five-bedroom apartments.
“Like any large-scale student housing development, EVER and VERVE College Station faced challenges including navigating the entitlement process, managing rising construction costs and accounting for increased supply entering the market,” Mitchell Korte, executive vice president of development, Subtext, told Multi-Housing News. “Balancing these factors while maintaining the vision for two distinct, high-quality communities required strategic planning and adaptability.”
The company took a proactive approach, Korte noted, utilizing contractor expertise early on to aid with construction feasibility and costs. And partnering with a repeat design team allowed for a streamlined decision-making process that optimized efficiency.
“Additionally, we adjusted our unit mix to ensure financial viability while still delivering the dynamic living experience students expect,” Korte said.
Project details
The EVER and VERVE College Station buildings will offer distinct but complementary living experiences. They will include more than 29,000 square feet of indoor amenities, along with an added 26,000 square feet of outdoor amenities. Study spaces will range from open lounges to private, collaborative study rooms, all adjacent to a coffee bar and a mini market.
The developments will emphasize health and wellness, providing a fully-equipped fitness center, a wellness suite with a sauna and meditation rooms, dedicated outdoor fitness areas and mindfulness spaces. A screening and game lounge with multi-sport simulator, indoor-outdoor kitchen, pool and spa with poolside cabanas and sky lounge with spa are all intended to spur social interactions among students. Added socialization will be offered at outdoor grilling stations, fire pits, dog run and game lounge with yard games.
EVER and VERVE College Station will be located blocks from the Texas A&M University. Students will be able to access the campus on foot, by bike or in vehicle. Also proximate is a major concentration of restaurants, shopping and entertainment.
The project’s initial phase will start this summer. EVER College Station is slated to be delivered in summer 2027, VERVE College Station the following summer.
Earlier this year, Subtext broke ground on a five-story, 259-unit property near Washington University in University City, Mo. LOCAL on Delmar will feature apartments and townhomes as well as 12,000 square feet of amenities. The project marks the firm’s second project in its headquartered region of St. Louis.
