Subtext, Brinkmann Team Up for Purdue U. Student Housing
Designed by WDG architects, the property will include more than 15,000 square feet of amenity space focused on student well-being.

Subtext has broken ground on its student housing community located two blocks from the Purdue University campus in Indiana. Along with the general contractor, Brinkmann Constructors, the firm will develop a seven-story mixed-use property featuring 235 units.
WDG is the architect for the property, VERVE West Lafayette, which is set to open for leasing in fall 2024. The 1-acre site offers 265 parking spaces along with 5,516 square feet of ground-floor retail.
The project will feature 751 beds for students of Purdue University in studio, one-, two-, three- and four-bedroom floorplans. More than 15,000 square feet of the asset will be dedicated to student amenities.
Located at 102 W. Wood St. in West Lafayette, the property will feature a two-story leasing lobby, private study rooms, group study rooms, two courtyard amenity areas and a pool courtyard with an outdoor pool, a hot tub, an outdoor kitchen, turf, grilling stations and a jumbo TV. Other amenities include a “zen courtyard,” fitness center with sauna, lounge area, community kitchen and micro market.
The fully furnished units will include private bedrooms and bathrooms, high-speed internet, washers and dryers, controlled access and designer finishes including modern black accents and stainless steel appliances. There are private terraces in select units.
Earlier projects
Brinkmann, a general contractor which also has an office in the St. Louis metro area, worked on an earlier project at Purdue University that delivered in fall 2019. Subtext and Brinkmann have also worked together on several multifamily properties. The two firms recently broke ground on LOCAL Nashvillle, a 15-story, 307-unit multifamily community in the Midtown section of Nashville, Tenn. The companies also recently completed LOCAL Boise, a seven-story, 252-unit multifamily building in downtown Boise, Idaho.
Canvas, an 827-bed student living community built near the Arizona State University campus in Tempe, Ariz., in partnership with Toll Brothers Campus Living and Harrison Street, is one of several student housing properties Subtext has developed or has under construction across the United States. The property delivered in fall 2021.
Purdue breaking records
VERVE West Lafayette will offer residency in an already underserved student housing market. Purdue University has set an all-time high student enrollment record this fall with an additional 50,884 students. This is a 2.5 percent increase from last year’s enrollment of 49,639 students.
According to The Exponent, student housing shortages have been an issue at Purdue for more than 100 years, with most leases in the area already at full occupancy by the time early decisions of acceptance are released.
Blue Vista Capital Management also recently acquired a 206-unit asset to house Purdue University students in the same area.
