Staying Local

No matter how well a property is managed, if residents do not have quick and easy access to local amenities, they are unlikely to view their living situation favorably. Developers should always keep in mind the convenience factor when scoping out locations for new projects. MHN teamed up again this month with research and consulting firm Kingsley Associates to discover what residents are looking for in terms of nearby, local amenities. While items such as grocery stores and shopping malls made the list, it’s clear that things like public transportation and entertainment venues are increasing in value. Research also revealed what some residents prefer to avoid.

“Your community should offer something as simple as a discount card to local retailers nearby.” —Chino Hills, Calif.

“I love that my apartment is very close to lots of amenities like AMC Theaters, [a] mall, restaurants, commute, library, very good school districts and beautiful parks.” —Eden Prairie, Minn.

“It’s sad to see all of the empty retail spots at teh community.” —Orlando

“As a new resident, I’m happy that the community is conventionally located near my new employer. I could walk, ride my bike or take the light-rail train to work. It’s also great having a Starbucks just a few steps away from my apartment.” —San Jose, Calif.

“The only thing I am disappointed with is the new ‘cafe’ at our community. I have not been satisfied with the service and especially the food.” —Marina del Rey, Calif.

“It would be nice to have a better barrier between the property and the strip mall to reduce noise and intrusion. Either a higher wall or a denser configuration of trees would aid in reducing the noise.” —Lauderhill, Fla.

“We find the Cash for Gold-type store here incredibly tacky. We realize that you want the retail space rented, but the store really brings the value of the complex down.” —Los Anglese

“The noise from the bar across the street on the weekends makes living here less that peaceful. I have to sleep with earplugs on, and watching television means turning the volume up just too loud. These apartments should be soundproofed better.” —Colorado Springs

“I really like living here. It’s prefect, right in the middle of all the shopping. I have everything within 10 minutes from home.” —Apopka, Fla.

“I love the free shuttle to nearby shopping centers.” —Irvine, Calif.
