By Erika SchnitzerAssociate EditorScarsdale, N.Y.–Christie Place, a 42-unit Tudor-style mixed-use development for adults 55 years and older, is expected to become Scarsdale’s first luxury condominium. The redevelopment project will include ground-floor retail space, which is currently 80 percent leased.“The building was an old garage and parking facility used for commuter parking, and the village was looking to expand the parking on this site,” says Martin Ginsburg, founder and CEO of Valhalla, N.Y.-based Ginsburg Development Cos., developer of Christie Place. “We entered into the picture and part of our commitment was to put all the parking below grade and to create Christie Place, which has retail on street level to activate the street.”Zoning and a lack of land have prevented the construction of condominiums in Scarsdale in the past, yet Christie Place has proven to be quite popular. The residences were 50 percent sold during a pre-sale limited to local Scarsdale residents. Move-ins are scheduled to begin in November and construction is expected to be complete by spring 2009.“The village of Scarsdale is Tudor-style, and Christie Place is a combination of stucco and stone with copper roofs, which is part of the quality level of downtown Scarsdale. The design is in the vernacular of the area but the apartments are very contemporary,” Ginsburg tells MHN. Christie Place offers one-, two- and three-bedroom units, ranging from 1,000 to 3,700 sq. ft. Prices range from the high $800,000s to over $2 million. Amenities include hardwood floors, Viking kitchens, Waterwork faucets and marble master bathrooms. Many units also include private terrace gardens.Community amenities include a 24-hour concierge service, social rooms, an exercise room and wellness center, which will offer free Yoga class to residents, an indoor garage and the roof garden and club room, a public restaurant that will deliver food and host events for residents. Christie Place includes a private landscape plaza that bridges the development’s two buildings, and fountains, umbrella tables and an herb garden make up an outdoor oasis. The Scarsdale Metro-North train station is located across the street from Christie Place, providing residents an easy commute to Manhattan.
