Rose Associates to Renovate Manhattan Community

Work is under way on an extensive renovation of the Melar, a 22-story multifamily property at 93rd St. and Broadway in Manhattan.

New York—Work is under way on an extensive renovation of the Melar, a 22-story multifamily property at 93rd St. and Broadway in Manhattan. Rose Associates, the property’s manager and leasing agent, is overseeing the work.

Built in 2007, the Melar is a 143-unit rental building with rents ranging from about $2,800 for a studio to just over $7,800 for a two-bedroom unit. Its individual apartments are being renovated as they become vacant, but the larger renovation program has focused on the Melar’s lobby and fourth-floor amenity spaces, which include a resident lounge, outdoor terrace and a fitness center.

According to Mark Motley, a managing director at Rose, the building isn’t dated. Instead, the work is being undertaken with the owners to renew the lobby and amenity spaces in response to resident feedback. The goal is to improve the resident experience by increasing the usability of these spaces, he says.

In the building’s fourth-floor resident lounge, Rose has added distinct sitting areas, furnished by Bo Concept and Design Within Reach, to create an atmosphere conducive to private parties. Residents can rent the lounge, or use a portion of it, for their own gatherings. The space now has a commercial-grade Marvel icemaker built into its quartz countertop bar, and a wall of custom-milled wood housing a new 75-inch television monitor.

The Melar’s 1,600-square-foot fitness center has also been renovated. All of its cardio equipment—elliptical machines, treadmills and bicycles—has been replaced, and the free-weight area was refreshed with new gear, yoga mats and exercise balls.

The building’s lobby, with floor-to-ceiling glass and access from Broadway at the corner of 93rd St., will soon receive new Italian marble floors, new sofas, chairs, ottomans and drapery. The marble flooring being installed in the lobby will also be used in the corridor that leads to the fourth-floor amenity space.
