Florida’s condominium scene
South Florida condo demand has persisted due to the in-migration of high-income households spurred on by a favorable tax policy, Related Group President of the Condominium Division Nick Pérez told Multi-Housing News in a recent interview.
Southeast Florida’s new condo listings however are outpacing new pending sales, having 20 new listings for every 10 new condominium/townhome pending sales as of February 2024, according to Miami Realtors. Condo prices were up 6.1 percent year-over-year in the area as of February, however the forecast for 2024 estimates the figure will settle at just 1 percent by the end of the year, the same source reveals.
As of 2021, Ronto had developed more than 10,000 condo units. In Southeast Florida, the developer teamed up with Wheelock Street Capital to build Infinity at the Colony, a 96-unit luxury condominium project in Bonita Springs, Fla. MSD Partners provided $122.5 million in construction financing in a deal arranged by JLL. Completion is expected this year.
