Ritz-Carlton Residences Come to DC Suburbs

It’s the brand’s first property in Virginia.

Renaissance Centro has kicked off development of The Ritz-Carlton Residences, McLean, Tysons, a 102-unit luxury condo project located in the Washington, DC suburb of the same name. The standalone residential property will be adjacent to the Ritz-Carlton, Tysons Corner hotel and Tysons Galleria, and is licensed by the hotelier to use its name. The development represents a geographic expansion of the Ritz-Carlton residential brand, and is the first such property to be located in Virginia.

Construction will start next year, and the community is expected to be move-in ready in 2028.

The condos will be average 4,500 square feet, with pricing beginning at $1 million.

The development isn’t the first in McLean for Renaissance Centro, which in 2023 delivered the 94-unit Monarch, an upmarket condo community located near the site of the new project.

“Monarch served as a ‘proof of concept’ for large, high-end condos in the area,” Ilan Scharfstein, vice president of development at Renaissance Centro, told Multi-Housing News. The project’s location in McLean and adjacent to Great Falls put it in a high-income area, with incomes exceeding $250,000 and median 2024 home prices in those neighborhoods above $1.6 million and $1.8 million, respectively.

“At delivery, Monarch was over 70 percent sold, with the larger units – up to 4,100 square feet – on high floors selling first,” Scharfstein said. “Since that project was sold out within just a few months of delivery, we believe there’s unfulfilled demand for large, luxurious condominium units in McLean-Tysons.”

Amenities and offerings

McLean, Tysons will have approximately 15,000 square feet of resort-caliber amenities paired with Ritz-Carlton services, which will include a 24-hour attended lobby and valet parking, concierge assistance and lifestyle programming. Wellness and fitness-centric offerings will include a hot tub, outdoor pool and sundeck, sauna, steam room, treatment rooms, locker rooms and a dedicated pet spa. The property will feature a fitness center and yoga studio.

The community’s business center will include private meeting rooms, conference rooms and coworking spaces, as well as a library and maker room. Its entertainment space will sport a theater, billiards, game tables and a club bar with a wine dispenser. Residents will be able to access a fireside lounge, private dining room with a catering kitchen, as well as in-building guest suites. Additionally, the property will feature outdoor grilling stations, a park with walking paths as well as paddle and pickleball courts.

The roof will have a lounge and observation deck.

The condo interiors were designed by MAWD | March and White Design and feature hardwood flooring, chef’s kitchens and spa-inspired bathrooms. Some residences also include integrated bars, fireplaces and direct-access elevators.

Ritz-Carlton expands stateside

The Ritz-Carlton Residences, Tysons is part of Marriott International’s pipeline of branded residential-only projects in the U.S. The company now has nearly 300 in development globally.

Globally, Ritz-Carlton condo residences that are currently being sold can be found in Mexico, Azerbaijan and Vietnam. The DC-area residences will be one of the few non-coastal, suburban locations to hoist the Ritz-Carlton flag.

In April of this year, STOCK Development topped out The Ritz-Carlton Residences in Naples, Fla., a five-building condominium project that broke ground in November 2023. The two tallest buildings, dubbed the Tower Residences, reach 12 stories each and total 128 residences. About three-quarters of its units are already sold, with unit prices currently starting at $5.2 million.

Late last year, the brand expanded into Texas, with Howard Hughes starting construction on The Ritz-Carlton Residences, The Woodlands, a 111-unit condominium project in metro Houston. Some 69 percent of its residences were reported presold at the time of groundbreaking.
