Luxury Naples Condo Project Tops Out
Three-quarters of units are already sold.

STOCK Development, through its division STOCK Residences, has topped out The Ritz-Carlton Residences in Naples, Fla., a five-building condominium project totaling 128 residences.
The two tallest buildings, dubbed the Tower Residences, reached 12 stories each. General contractor Suffolk Construction is in charge of the development, which broke ground in November 2023.
The project’s architect of record is Curt Gaines Hall Jones Architects, with interior design by SUSURRUS’ Cristian Pinedo and March-Michaels Interior Design. Booth Design Group is the landscape architect.

The Ritz-Carlton Residences is on a 6-acre waterfront enclave, close to Vanderbilt Beach. About 75 percent of units are already sold, with unit prices currently starting at $5.2 million.
The topping out of the Tower Residences followed the completion of vertical construction at the Bay Residences, two four-story buildings within the development. STOCK Residences expects to receive the temporary certificate of occupancy by early 2026, with move-ins scheduled after.
Units at the Tower Residences will include three-, four- and five-bedroom floorplans with more than 3,000 square feet and 10- to 12-foot ceilings, as well as expansive terraces. Additionally, the buildings will comprise multiple penthouses and grand penthouses starting from 5,600 square feet and 8,800 square feet, respectively. Condos at the Bay Residences will have three-bedroom floorplans with a private lobby, foyer and two terraces.
A wide range of upscale amenities
Amenities at the waterfront condo development will include a 28,000-square-foot club, dubbed The Vanderbilt Club, that features an atrium and lobby area, private restaurant, coffee lounge, business center, fitness center and spa. The community will also include rooftop loungers, a club lounge with golf simulators, a private theater, as well as children’s rooms and a teen room.
The Ritz-Carlton Residences will also comprise a 22,000-square-foot outdoor amenity package. There will also be a swimming pool, a lap pool, a 22-slip marina, cabana suites and fire pits, a verdant park with walking trails and covered pavilions.
Growing demand for luxury condos in the Southeast
The Southeast, and Florida in particular, remains a favored destination for residents looking for a higher quality of life, according to Multi-Housing News‘ 2025 condo outlook. The ultra-luxury segment will most likely stay resilient in South Florida, as demand for high-end amenities in such products remains strong despite current economic challenges.
In February, another luxury condo project was unveiled in the downtown area of Naples. Aprea started demolition work on a 4.3-acre site between the historic Tin City and the Fifth Avenue shopping district. Dubbed The Avenue, the development will feature four buildings with 50 residences and 75,000 square feet of retail space.
