Related Midwest Details Name, Design of Luxury Chicago Tower
The project is one of the city’s first 80/20 buildings under the Affordable Illinois legislation.
The Row Fulton Market, a 43-story, 300-unit luxury high-rise and Related Midwest’s latest Chicago development, is set to open in June in the heart of the city’s Fulton Market District.
Preleasing for the market-rate residences at 164 N. Peoria St. will begin in March. As one of Chicago’s first 80/20 buildings established under the Affordable Illinois legislation, The Row will set aside 20 percent of the units, or 60 apartments, as affordable.
Related Midwest broke ground on the mixed-use property in November 2021, along with its contracting division, LR Contracting Co., and BOWA Construction. The Row will be the city’s first high-rise development co-led by a Black-owned contractor. BOWA, a certified Minority Business Enterprise, has previously partnered with Related Midwest on several projects in Chicago.
The Row is part of Related’s Reserve Collection, an exclusive set of properties across the Related Rentals portfolio that blends the finest design from celebrated architects and the world’s top interior designers with services and amenities. Morris Adjmi Architects designed The Row, previously known as 900 Randolph. It is Related’s fourth collaboration with Morris Adjmi nationwide and the second in Chicago. The companies recently worked together on the 300-unit Landmark West Loop at 1035 W. Van Buren St., which opened in 2017. Building interiors were created by March and White Design.
The Row Details
The Row is located steps from Chicago’s famed Restaurant Row and leading employers that have helped establish Fulton Market as a fast-growing business and cultural center. The building has a glass and steel façade with a slender tower set back from a five-story podium that conceals parking with residences that front Peoria Street. First-floor retail space is also planned for the building. The property will have convertible, one-, two- and three-bedroom apartments, including six penthouse residences.
Floorplans will range from 617 to 1,929 square feet and feature 9-foot-6-inch ceilings; expansive windows; 8-inch wide-plank flooring; spacious storage; full-size in-unit washers and dryers; roller shades and Ecobee smart thermostats. Kitchens will have Italian laminate cabinetry with back-painted glass uppers; quartz countertops with matching full-height backsplashes; Bosch and Fisher & Paykel integrated appliances; Valli&Valli polished chrome hardware and Kohler fixtures and faucets. Select residences will have private terraces.
The penthouses on the 42nd and 43rd floors will have three-or four-bedroom floorplans and range in size from 2,258 to 3,418 square feet with 12-foot ceilings and expansive private terraces. Features include kitchens with Caesarstone countertops, full-height backsplashes and integrated appliances including a Bosch steam oven and Thermador beverage center. Penthouse residences will also have customized closets, a dedicated laundry room with full-size washer and dryer and motorized Lutron shades.
Building Amenities
Amenities at The Row will include a fitness club; yoga studio; children’s play suite; entertainment suite with a terrace featuring an outdoor kitchen with seating; multiple lounges and coworking spaces and private conference areas. Other outdoor amenities will be located atop the podium and include a 13,800-square-foot landscaped recreational deck; a lap pool with lounge seating; three outdoor grilling areas with dining and seating areas; green space with lounging hammocks; and fire pits with seating.
The building will have a lobby with 24-hour concierge and door attendant. Services available to residents will include move-in coordination, housekeeping, package storage, on-site dry cleaning, and walking, grooming and daycare services for pets. The Row will have 146 parking spaces, 12 electric vehicle charging stations and bike storage.
