Proffitt Dixon Aims to Strike Chord with Nashville Renters

Nashville, Tenn.—Groundbreaking is slated for late this month on the first multifamily development from Proffitt Dixon Partners in Nashville, Tenn.

Fountains Germantown will be a 249-unit luxury apartment community built on 2.4 acres purchased by the developer on January 29 of this year. Situated in the city’s fast-growing Germantown enclave, the community will place residents within steps of some of Nashville’s best restaurants and entertainment venues.

The five-story building will be built in accordance with the National Association of Home Builder’s NAHB Green Building Program. First residents are expected to be welcomed in the summer of 2016.

“Germantown is one of Nashville’s oldest residential neighborhoods,” company managing principal Stuart Proffitt told MHN. “It has been gentrifying for more than 15 years. And now it is a thriving, eclectic neighborhood that has many historically designated homes, giving it an authentic feel that is sometimes missing from highly-developed areas.”

The neighborhood is also gaining a new amenity. The Nashville Sounds minor league baseball team is constructing a new stadium between Germantown and downtown Nashville. “Nashville is quickly becoming an 18-hour city and the Germantown neighborhood is a perfect example of an area generating great momentum towards a live-work-play environment,” Proffitt said

Fountains Germantown will be located in an historic district, so Proffitt Dixon had to gain approval to proceed from Nashville’s historic commission. This process required significant focus on facades in the initial stages of the project, before floor plans had settled. “Our architectural team knew the process well, and had a good sense of what the historic staff and commission would want to see, keeping us on track through the process,” Proffitt said.

Nashville-based Smith Gee Studio designed Fountains Germantown to fit well into its immediate surroundings. Land Design and Civil Site are the landscape architects, and Civil Site also is serving as the civil engineer.

Doster Construction Company, Inc. is the general contractor.

The development will feature a fully-amenitized clubhouse and fitness facility designed to attract renters seeking a unique luxury lifestyle, the company said.

“Fountains Germantown will strengthen the identity and character of Germantown by reclaiming another section of the neighborhood from industrial use [and] returning it to its residential past,” Proffitt said. “Fountains Germantown will also bring more than 300 new residents to the neighborhood who will help support the many new restaurants and businesses in Germantown.”
