Presidium Breaks Ground on 1st Phase of Austin Project

The 283-unit luxury community is located near major employers expanding in Texas, including Apple, Facebook and Amazon.

Multifamily developer Presidium has started construction on the first phase of Presidium Waterford, a 283-unit luxury community in north Austin, Texas, The 281,533-square-foot project will incorporate environmentally conscious features, and the first units are scheduled for completion by the end of next year.

The 5- to 6-story community is located at Waterford Centre Boulevard and U.S. Route 183, just minutes from The Domain, a 300-acre mixed-use project known as the city’s “second downtown.” The property will be directly adjacent to U.S. 183 and MoPac, the key route to downtown Austin that is officially the Texas State Highway Loop 1. Cross Moceri, co-founder & co-CEO of Texas-based Presidium noted that major companies including Apple, Amazon, Facebook and VRBO are expanding in the north and northwest Austin area.

The project is designed by Dallas-based O’Brien Architects and Dwell Design Studio of Atlanta and will have an open-building design that brings in plenty of natural sunlight. Other environmentally conscious features will include increased insulative properties in the windows and exterior insulation, a 100 percent rainwater biofiltration system, energy-efficient appliances and energy-efficient building systems.

Presidium is also planning to incorporate innovative sanitation methods through air purification systems, touchless entry doors, faucets and facility hardware. Each unit will include smart thermostats, smart lighting and smart touchless unit and amenity that can be accessed through a single smartphone app.

Community amenities will include a large open-air courtyard with outdoor kitchen and living spaces, a resort-style pool, water volleyball court, outdoor fireplaces, fully amenitized paseo, a Zen courtyard with fire pits, shaded hammock grove and a Bocce ball court. Interior common spaces will feature multiple coworking office lounges and a gym with spin and yoga studios that connect to the outdoor lawn.

Active Developer

Presidium has been active in Austin in the past few years. In December 2018, the company teamed with co-developer Cid Galindo to break ground on a 272-unit apartment community that is part of a 45-acre, multi-phase, mixed-use development in the Austin suburb of Pflugerville. Initially called The Elliott, the property is now known as Presidium The Pecan District and was completed in August 2020.

In December, Presidium and Partners Group unveiled a new name, River Park, and master plan for a massive mixed-use project in east Austin that will take 10 to 20 years to build out. River Park will have more than 10 million square feet and include residences, hotels, restaurants, retail, office space and parks.

At the beginning of this year, the developer broke ground on Presidium Berkshire, a 340-unit luxury community in Fort Worth, Texas. It was the start of the second phase of the 1,100-unit residential development located near Alliance Town Center, an entertainment district about 10 miles north of downtown Fort Worth. Presidium also recently completed Presidium Revelstroke, a 408-unit luxury community in Alliance Town Center, North Fort Worth’s premier shopping and dining hub.
