TF Cornerstone, Arquitectonica Top Off NYC Tower

Featuring a distinctive grid-like design concept, the 1,028-unit mixed-use property is the developer’s second on Midtown West’s Billionaire’s Row and is scheduled for completion next year.

Developer TF Cornerstone and architecture and design firm Arquitectonica topped off 606 West 57th St. in New York City. Located in Midtown West, the mixed-use project is TFC’s second development on “Billionaire’s Row.”

The 42-story tower will house 1,028 units that are connected through a central vertical core. The building will also include 37,000 square feet of ground-floor retail space, 400 parking spaces and 550 bicycle spaces. Residents will have access to amenities such as rooftop gardens, an outdoor theater, party spaces, a clubhouse, a pet spa and an indoor basketball court. The project broke ground in fall 2014 and is expected to be fully completed by 2018.

The grid-like concept creates a movement through its use of geometry through a series of connected rectangular volumes. The building’s breaks in geometry from horizontal to vertical and perpendicular to parallel support the perception of movement and lightens the impact of its perceived density onto the skyline. The design is also shaped through an innovative brick and metal-to-glass ratio.

“It was crucial for the building to flow with the skyline, and connect to its context,” said Sam Luckino, principal & director of Arquitectonica’s New York office. “Therefore, we designed the lower levels to look more opaque and dense, with a higher brick to glass ratio, while ensuring this perception lightens with each rising volume as the brick transitions to metal and then glass becomes the dominant material over metal in the skyline.”

Arquitectonica’s other recent projects include: the Bronx Museum of the Arts, TF Cornerstone’s East Coast Waterfront Development in Long Island City and several towers in Miami.
