Mixed-Use Project Opens in Downtown Portland

The Greystar-managed Sky 3 comprises 196 units, of which 39 will remain affordable for at least 10 years. The community also offers a 13,000-square-foot retail space.

Sky 3, a 15-story, mixed-use tower in the West End of downtown Portland, opened its doors. Greystar manages the property and Ankrom Moisan Architects designed the 196-unit community for the Molasky Group.

Located at 1221 SW 11th Ave., Sky 3 is situated in the heart of Portland’s Cultural District, in close proximity to Portland Art Museum, Oregon Historical Museum, Fox Tower 10, Northwest Film Center and South Park Blocks. Additionally, Niketown, Tom McCall Waterfront Park and Jeller Fountain Park are nearby.

“Sky 3 affords residents wonderful access to arts and entertainment,” John Crawford, director for Greystar, said. “The community is situated … in close proximity to …Oregon Historical Society, Arlene Schnitzer Concert Hall, Portland Farmer’s Market and the beautiful Park Blocks. People who live at Sky 3 can readily walk to the best places in Portland.”

The mixed-use development consists of penthouses, studios, one- and two-bedroom units ranging from 518 to 1,416 square feet. Common amenities include free Wi-Fi, outdoor rooftop patio with barbecue, covered seating and fireplace, indoor clubhouse, a fitness and a business center, secure bike room with repair station and a game room. Additionally, the property is also pet-friendly and offers a dog washing and grooming station. Of the total 196 units, 39 are set to be rented at affordable rates for at least 10 years. The building also offers a 13,000-square-foot retail space, which includes Coava Coffee.

Last month, Greystar opened another mixed-use development consisting of 115 luxury apartments and a 31,240-square-foot retail space in Culver City, Calif.
