Meet The Essex: 2020 MHN Excellence Gold Winner, ‘Mixed-Use Development and Design’

The Essex, anchor of the 1.7 million-square-foot Essex Crossing mixed-use redevelopment on Manhattan’s Lower East Side, takes its architectural cues from residential buildings in its historic neighborhood. The 26-story tower, which includes a five-story commercial podium, pays homage to the design of surrounding small-scale tenement buildings with the use of asymmetrical facades featuring an undulating panel system of folded-bronze and irregular window openings.
In addition to unifying the past and the present, The Essex brings together residents of varying socioeconomic backgrounds via its 505/50 model, which integrates affordable and market-rate housing among its 165 units. The residences and amenity spaces comprise 40 percent of the 490,000 square feet of occupiable space at the Essex. The property’s podium features the Essex Street Market; a cinema; a below-grade, natural light-filled concourse; and a roof that is home to the largest urban farm in Manhattan.
