Last Year’s Largest Apartment Projects Completed in Washington, D.C.

Washington, D.C.—The rental landscape in the Nation’s Capital has diversified further in 2015. Developers were busy transforming the cityscape as a reaction to the increased demand, fueled by an influx of new jobs in the business, health, and education sectors. The Yardi Matrix database shows that 17 new projects of over 50 units came online in 2015, adding up to a total of 3,562 new apartments in Washington, D.C. Compared to 2014, this represents a more dispersed development activity—fewer, only 13 major apartment complexes entered the market back then, but the unit count still came close to 3,700 units.
1. Park 7 – 377 units
Located at 4020 Minnesota Ave., the 277,593-square-foot Park 7 development is fully affordable, adding 358 one-, two- and three-bedroom apartments to the scene, along with 19 studios. Just steps away from the Minnesota Avenue Metro, the 4-story building includes retail space on the first floor. 2. Fort Totten Square – 345 units
Minutes from Washington, D.C.’s downtown attractions, restaurants and nightlife hotspots, the new apartments at Fort Totten Square at 5661 3rd St. NE offer private balconies with oversized windows. Residents have access to a resort pool, indoor/outdoor yoga studio, and resident lounge with media and gaming entertainment. The development consists of studios, one- and two-bedroom apartments, with 20 percent of the units being affordable. The first floor houses retail space. 3. Parc Riverside – 287 units
This development at 1011 1st St. SE is part of the Capitol Riverfront, adjacent to The Yards Park and just two blocks from Nationals Park and the Navy Yard/Ballpark Green Line Metro. Renters can choose from studios, one-bedroom and two-bedroom apartments, with select units offering views of Anacostia River and Downtown Washington, DC. 4. Jefferson Marketplace – 281 units
Incorporating a mix of studios, one- and two-bedroom apartments, Jefferson Marketplace is a pet-friendly community located at 1150 7th St. NW, comprising studios along with one- and two-bedroom rental units. The seven-story, 219,209-square-foot building, has street-level retail, 24-hour fitness center, resort-style rooftop pool with sundeck, lounging areas and grills. 5. Leo at Waterfront Station – 266 rental units
The 12-story Leo at Waterfront Station at 1150 4th St. SW was delivered in August 2015. It is in fact a converted office building completed in the 1960s and located within minutes of D.C.’s most important demand drivers. With 53 affordable units and a pet-friendly policy, the property offers a rooftop terrace and a rooftop pool. Interiors are equipped with stainless steel appliances, movable kitchen islands, full-size washers and dryers, floor-to-ceiling windows and walk-in closets.
