Kairoi Residential Completes 277-Unit Community in Denver

Kairoi Residential (formerly Lynd Development) recently completed a 277-unit apartment community, Edison at Rino, in Denver’s River North neighborhood. The nine-story property was the first in the city to use prefab construction techniques developed by Prescient, which significantly sped up construction at the project.
Located at 3063 Brighton Blvd., the property was built with prefabricated Prescient modules, which are load bearing steel stud wall systems, allowing a construction pace of 5,000 square feet per week. The industrial aesthetic design of the property, by architect Valerio Dewalt Train, was inspired by the adjacent co-working space, Industry, which was a former factory.
Edison at Rino offers a mix of studio, one- and two-bedroom units with an average size of 846 square feet. Community amenities include a fitness center, resident lounge, courtyards, bike storage and repair room, electric car charging stations, parking garage and a swimming pool. The property also features ground-floor retail and is located in walking distance from a variety of restaurants, shopping and entertainment options.
Last April, Kairoi Residential acquired 12 multifamily properties in Texas for $317 million from Institutional Property Advisors, followed by a 308-unit community in The Heights neighborhood of Houston in May.
