Picerne Eleven 10 West RenderingThe Picerne Group, Rockwood Capital and The Muller Company are launching ELEVEN10 West, a 260-unit multifamily rental community, on a 2.76-acre site just one block from the Children’s Hospital of Orange County and St. Joseph Hospital in Orange, Ca. The development is expected to begin leasing in summer 2017.

“The demand driver behind this well located community in Central Orange County is jobs, jobs, jobs,” said Brad Perozzi, managing director of The Picerne Group. “Three of the top 10 hospitals in Orange County are located in close proximity to the project.”

A five-story podium building is being designed by TCA Architects at 1110 Town and Country Road, just off of Main Street. It will include 43 studios, 117 one-bedroom and 100 two-bedroom apartments totaling 224,293 rentable square feet. By incorporating innovative architectural style consistent with the goals of an urban mixed-use area, the community will enhance the neighborhood with high quality materials including wood siding, metal awnings and burnished block. The massing and articulation embraces the street edge while complementing the scale of the surrounding uses.

ELEVEN10 West will provide more than 500 parking spaces, three interior courtyards with a massive pool courtyard containing more than 13,000 square feet of pool, spa, cabanas, and lounging areas; an outdoor entertaining space with gaming, a state-of-the-art indoor/outdoor fitness center, and a catering-style kitchen. All common areas will be equipped with Wi-Fi.

The Picerne Group is lending a hand to transform an underutilized commercial site to a pedestrian friendly, mixed-use development with quality housing nearby employment. The community is next to a 16-story Class A office building constructed in the late 1980s as part of the first phase of development.

The development is conveniently nearby the Westfield MainPlace Mall and Orange Town and Country Shopping Center, easily accessed from the nearly I-5, 22, 57, and 55 freeways.
