Draper and Kramer Break Ground on St. Louis Community

The project will rise on a site where several factories once stood.

Draper and Kramer is looking to expand its multifamily presence in St. Louis with Moda at The Hill. The developer began construction on the 225-unit apartment community and is expecting to debut the project in late spring 2022.

Moda at The Hill is being built by Holland Construction and will offer one- and two-bedroom units that range in size from 600 to 1,200 square feet. The units will be built with granite countertops, stainless steel appliances and private balconies.

Designed by Humphreys & Partners Architects, the community’s amenities include a fitness center, pool courtyard, lounges, coworking spaces, pet care facilities, grilling stations, fire pits and an above-ground garage with 250 spaces.

James Elsman, development manager for Draper and Kramer, said in prepared remarks that the developer was able to secure the site for Moda at The Hill by replacing an assemblage of former factory sites. The site, located at 2100 Boardman St., will instead become a four-story apartment community near Interstate 44 and a short drive away from the St. Louis Zoo and St. Louis Art Museum.

STRONG PRESENCE IN ST. LOUIS

Moda at The Hill will also be a part of an 11-acre master-planned community that is also being developed by Draper and Kramer. The mixed-use development will include a condominium building site and single-family homes that are being developed by McBride Homes. Further south, Draper and Kramer also constructed Hampton Gardens, a 525-unit rental community that’s also in St. Louis’ The Hill district.

Outside The Hill, the developer has also worked on two other new multifamily developments in the St. Louis market. In the Richmond Heights suburb of St. Louis, Draper and Kramer developed EVO Apartments, a 281-unit community with studio, one- and two-bedroom units, and EVO Flats, a 46-unit townhome community with one-, two- and three-bedroom floorplans.

The developer is also working on a 120-unit community in Chicago that is expected to be delivered in August.
