BPDA Approves 541 New Units Across Boston

The Boston Planning & Development Agency board of directors has approved several development projects across the city at its December meeting. Combined, the new supply is expected to include 541 units—of which 67 are to be affordable—at an estimated investment cost of approximately $486 million.
The planned development is projected to add approximately 1.4 million square feet of residential space to various Boston neighborhoods and to create more than 395 permanent jobs. The approval comes shortly after the BPDA gave the green light to a 660-unit Brighton community.
The largest project that the BPDA approved is the one at 264 Huntington Ave., which plans to bring 426 units online. A small percentage (55 units) will be created under the Inclusionary Development Policy. The development also plans to incorporate approximately 7,500 square feet of retail space and 114 parking spaces available in an underground garage. In order to bring the project to fruition, 350 construction jobs and 40 permanent positions will be created.
The site is also home to Huntington Theatre Co., a local economic driver and employer of more than 400 people. The company will continue to operate in the Boston University Theatre and will also benefit from an upgraded 37,000-square-foot, five-story building located behind the Huntington Theatre as support space.
The areas which will host the rest of the BPDA-approved communities include 75-85 Liverpool St., 46 Hichborn St. in Brighton and 256 Dorchester St. in South Boston. The other development projects, in addition to the residential ones, include an automobile dealership and service center on Soldier’s Field Road and the Omni Boston Seaport Hotel on Summer Street.
