Allen Morris Opens First Homes in $344M Atlanta Project

The initial phase of Star Metals Residences in the trendy West Midtown area offers 186 apartment units.

The Allen Morris Co. has opened the first phase of Star Metals Residences, the luxury apartment component of the developer’s $344 million mixed-use project in Atlanta’s trendy West Midtown area. The initial phase offers 186 units, while a second phase comprising 223 residences is slated for completion by the fourth quarter of 2020.

Located south of the city’s Buckhead district at 1050 Howell Mill Road, the nine-story property offers a mix of apartments ranging from 500 to 1,450 square feet. Studio rents begin at $1,400 per month while the one- and two-bedroom residences start at $2,100 and $2,800 per month, respectively. The developer tapped CF Real Estate Services to manage and lease up the apartment property.

Amenities include a rooftop lounge, indoor and outdoor space with panoramic views, a grilling area and a high-end fitness center opening onto the pool terrace. The ground floor of the Oppenheim Architecture and Dwell Design Studio-designed project includes 15,000 square feet of upscale retail and a Prevail Coffee within a double-height glass lobby.

Growing neighborhood

Upon completion, the larger Star Metals Atlanta project straddling Howell Mill Road will feature a 267,000-square-foot, Class A office building with 40,000 square feet of retail and showroom space and a 176-key hotel, together with the 409 apartments. Each component will have street-level and rooftop food and beverage establishments. The mixed-use development wraps around popular “dive bar” the Northside Tavern.

The formerly industrial West Midtown area has developed into a hub for the arts, dining and leisure in recent years, accompanied by loft-style residences and modern offices. Elsewhere in the neighborhood, McKinley Homes is developing Seven88, a 279-unit luxury condo tower on West Marietta Street, which topped out this past February.

The Allen Morris Co., which specializes in commercial and multifamily development in the U.S. Southeast, last month completed The Julian Apartments at Creative Village in Orlando, Fla., in partnership with Ustler Development Inc. The $108 million, 14-story community offers 409 units along with commercial space.
