How much do you prioritize walkability in your developments and investments?

In the most recent monthly poll from MHN, readers were asked about how much they prioritize walkability in their multifamily developments and investments. Nearly all respondents expressed the view that walkability is at least somewhat of a consideration, with 20 percent saying that it is a slight consideration and another 20 percent factoring it in equally with other features.

More than half of those polled said that walkability is a serious consideration in their multifamily ventures, while an additional 7 percent classified it as their prime concern. Such responses mirror trends across the industry, with walkability providing residents with a sense of community, bolstering mental and physical wellbeing, helping the environment through a lessened dependency on cars and providing more convenient access to employment and transportation.

Data from a recent report from Smart Growth America shows that walkable urbanism, the ability to access key parts of a given urban area on foot, has increased in nearly every one of the nation’s major multifamily markets, with already walker-friendly New York City being the sole exception. Walkability has informed development decisions for all asset classes, from affordable housing to luxury condominiums.
